What happens when you get in touch?

The process is simple.

We will organise a suitable time for one of our Triennial Property experts to visit you at your home and will advise you about the documentation required to sell your property. The documents we will need from you to sell your property are:

 

Copy of your passport or ID card
Fiscal number
Certidão do Registo Predial – Land Registry Certificate 
Caderneta Predial and/or Caderneta Rustica – Financial Certificate
Licença de Habitação/Utilização - Habitation Licence. For buildings other than a house a Usage licence (Licença de Utilização) is needed
Pre-1951 Certificate - A pre-1951 certificate is normally provided by the local council for buildings constructed before 1951
Ficha Técnica - This is only needed for houses constructed after 30th of March 2004
Certificado Energético - Energy Rating Certificate
 Borehole and Septic tank licenses

 

We also need these documents to be able to draw up the mediation agreement which enables us to legally market your property. Without a signed mediation contract we will not be able to advertise your property online.

Once we are at your property we will provide you with a valuation using up-to-date technology as well as our local property knowledge and discuss the price and pricing strategy.

We will take photographs, make notes and ask you some general questions about your home which will allow us to create your property listing.

Following the visit, we will email you your contract, which needs to be signed and emailed back to us. The contract is in Portuguese, but we are happy to go through it with you and provide a non-legally binding English translation. When we have received your signed contract and supporting documentation, your property will go live on our website and international portals.
