What happens during property viewings

Buying a home can be a decision based more on feeling than on logic and so as the vendor making your home as welcoming as possible on the day of the viewing is super important if you want your property to leave its mark on the buyer.

Let's talk real estate and first impressions – it's like the world's most important blind date! Just like you wouldn't show up to meet your potential soulmate with a coffee stain on your shirt, your home needs to be dressed to impress. 

While your home should be warm and inviting, it also needs to be clean, decluttered and presentable on the day of the viewings. Make it as inviting as a cozy coffee shop on a rainy day. Say goodbye to the clutter – those mountain bikes and golf clubs in the spare room have had their time in the spotlight. Let your countertops shine like a star on a red carpet, maybe even throw in a vase of flowers for that extra wow factor. When potential buyers walk through your door, you want your property to leave a lasting impression. A clean and tidy home is a happy home, it lets buyers envision their future happily ever after and is the key to winning hearts and offers!

Cleaning up the entrance to your property goes a long way too. Is your doormat looking a bit tired or have the local spiders found a haven for their webs above your door? Talking of spiders … it’s all too easy to let cobwebs and dust collect on ceiling fan blades, shutters or in unused corners, get that feather duster out and swish ‘em away – also check light fixtures for dead bugs too – if it makes you squirm it’ll make the buyers squirm too.

Lighting is super important, it can bring out your property's best side, or completely turn people off if rooms look dark and poorly lit. Well-placed lighting gives a feeling of freshness and can make even the gloomiest room look like a star, so light it up!

Now, let's talk about being the perfect host before, during, and after the viewings.

Before

Beforehand, we'll schedule viewings well in advance to give you time to prepare. Be flexible; these buyers are here to mingle with potential homes all day and are on a property-viewing vacation, so be ready for daytime and evening viewings. We'll do our best to accommodate your schedule, but sometimes we might need to shuffle things around due to logistics.

Remember when you viewed that one property and the owner was present the whole time? You found it really difficult to talk openly about what you liked and what you didn’t, our buyers are the same, During the viewing, remember that buyers need their space. We'll be there to guide them, but giving them room to explore is key.

If they have questions that we can't answer we will bring you back in, but it is vital that buyers feel comfortable during the viewing. It is also a great way to promote the outside space and let them know you’ll be by the pool, under the pergola, or on the balcony when they are finished.

When they have seen enough, and they meet you back by the pool don’t hold them ransom by asking awkward questions. This is not the right time for enquiries about if they are going to put in an offer!

After

After the viewing, expect some feedback. Remember, everyone has different tastes, so leave your emotions at the front door. Consider their comments and see if there's room for improvement. Have a think about any negatives raised and see if there is any merit in them, can you make any improvements for the next viewing?
